In October 2003 a group of community leaders were invited on a bus trip to visit Williamson County, Tennessee. The purpose of the trip was to see first-hand the quality of retail and office development taking place in that suburban community. With Oldham and Williamson counties sharing numerous demographic and geographic characteristics, the trip created a clear vision in the minds of Oldham Countians of what a concerted economic development effort could achieve at home.
In less than two years the vision became reality. Located near LaGrange and I-71 on 977 rolling acres, Oldham Reserve was approved in 2005 as the county’s first planned unit development. The project’s master plan envisions a lifestyle approach to community living and accessibility encouraging individuals and families to live, work and play within a campus atmosphere.
A principle goal was to create a unique real estate product within the region that would attract quality office development and higher wage jobs to the county’s suburban location. Significant progress toward that goal was quickly realized when The Rawlings Group opened its 154,000 square foot headquarters in Oldham Reserve in October 2007. A national health insurance data mining and claims recovery company with 600 employees and growing, The Rawlings Group is the largest private-sector employer in the county, and the signature design of its building creates a perfect entrance into the campus. As much as 2.7 million square feet of office use on 300 rolling acres is planned within the development.
Did we mention shopping? Retail uses will also play an important role in Oldham Reserve with more than 300,000 square feet of retail space serving the needs of community workers and residents alike. A mix of commercial uses with exciting residential space on almost 200 acres within the development’s core area will establish a sense of place within the campus, recreating the feeling and charm of traditional neighborhoods and downtowns.
For decades Oldham County has experienced significant population growth, and the development of Oldham Reserve will ensure that this trend continues. Some 400 acres have been designated for residential use, and more than 800 single family and attached residential units are planned. Our award-winning schools serve as a major attraction for young families to this community, and a future elementary school site has been designated within the campus.
The beautiful characteristics of the land, including wooded areas, streams, golf course, ponds and open meadows, will be protected and enhanced as an integral part of the development. In turn these streams and natural areas will be used to create a unique “blue-greenways” system of pedestrian walkways and bikeways that will run throughout the entire project. Walk to school?
